1. Default visible wording
Furnio’s recommended default label is “Virtually Staged”. An expanded option is “Virtually staged — furniture and décor were digitally added.”
The visible label is enabled by default. Customers may change the wording, font, size, colour, opacity, and position, or download without the visible label when their local rules and listing platform allow.
2. The customer remains responsible
MLS®, brokerage, real-estate board, portal, advertising, and consumer-protection rules vary. Furnio does not guarantee universal MLS® compliance. Before publishing, confirm the applicable photo-caption, remarks, field, watermark, and original-image requirements.
3. Keep the original
- Retain the unaltered source image.
- Pair before and after using the exact same photograph and crop.
- Label both states clearly.
- Do not pair an original from one property with a result from another.
- Provide the original if a listing platform, client, regulator, or dispute process requires it.
4. Permanent features
Standard virtual staging should preserve walls, windows, doors, floors, ceilings, built-ins, fixed lighting, room geometry, and exterior views. Item removal is for movable objects and temporary distractions. Permanent finish changes should only occur in an explicitly selected renovation workflow and must be presented as a visualization.
5. Feature-specific disclosure
- Twilight changes the sky and apparent artificial light and should be treated as an altered image.
- Winter-to-summer results illustrate a different season and cannot predict exact future landscaping.
- Exterior enhancement must not hide damage, hazards, or permanent conditions.
- Custom staging and item removal should be reviewed at mask edges and reconstructed surfaces.
- Multi-view output can improve consistency but still requires angle-by-angle review.
6. Suggested listing language
Image caption: “Virtually staged.”
Expanded caption: “This image was virtually staged. Furniture and décor shown are not physically present.”
Where appropriate in public remarks: “One or more listing images has been virtually staged or digitally enhanced.” Always adapt the wording to your local requirements.
